Are you a hotel?

No, our properties are fully furnished rental apartments that Sublet in NYC either owns or leases from property management companies.

What are the advantages of staying with Sublet in NYC rather than a hotel?

There are cost advantages with staying in corporate apartments. On average our rates are 30 % to 50% less than deluxe hotels. Apartments provide you with more space and privacy than hotel rooms. Our kitchens provide you with an alternative to high priced room service meals and an "at Home" atmosphere for cooking or entertaining.

Is there a fee for this service?

No, Sublet in NYC does not charge a broker's fee.

Is there tax on furnished apartments?

Sales tax is applicable to rentals of six days or less. For rentals of seven days or more sales tax is waived.

  1. SALES TAX:
    1. For stays of 1-6 nights, there is an 8.375% tax rate on the rent
    2. For stays of 7 nights or longer, the NYC tax rate of 8.375% does not apply
  2. HROT Hotel Room Occupancy Tax:
    1. Regardless of the length of stay, there is 5% HROT tax on the rent
  3. DAILY ROOM SURCHARGE (DRS):
    1. $2 PER ROOM PER DAY
      1. Studio is 1 room: $2/per day
      2. 1 Bedroom is 3 rooms: $6/per day
      3. 2 Bedroom is 4 rooms: $8/per day
      4. 3 Bedroom is 5 rooms: $10/per day
    2. The DRS is added after the taxes are calculated. It is not a taxable surcharge.

What is included in the apartments?

The apartments are fully furnished. Bed linens and towels are provided as well. The kitchens are fully equipped with kitchen supplies: eating utensils, pots and pans, and dishes. Each apartment has a television, telephone, microwave and stereo system.

Are utilities included?

Electric and television and local telephone utilities are included for all nightly and weekly stays. Long distance calls and pay-per-view television are extra expenses. No utilities are included in stays of one month or longer. You will be sent an invoice for these expenses and they will be deducted from your security deposit.

Are there laundry facilities?

Yes, there are laundry facilities in the apartment buildings.

Are pets allowed?

Yes, in most buildings, however there is a non-refundable Pet Deposit.

What are my payment options?

Sublet in NYC does not accept personal checks. The preferred methods of payment are:

  1. Credit Card: MasterCard, Visa, American Express, and Diner's Club ----4.9% surcharge
  2. Money orders
  3. Cashier's checks
  4. Bank wires - $30 wiring fee

When must I remit payment?

Sublet In The City requires payment to be received 14 days prior to the day you move into to the apartment. For monthly rentals this applies to the rent as well as the security deposit.

What time is movie-in?

Move-in time is from 3:30pm to 6pm. If you need to move in before or after the scheduled move-in time please call to make special arrangements.

How do I get the keys?

Keys may be left with the doorman at doorman building or the keys may be mailed to you one day prior to your move-in date.
